Godrej Properties sells homes worth over Rs 1,000 crore in Hyderabad

Godrej Properties Ltd. (GPL), a developer based in Mumbai, made its debut in Hyderabad with the sale of residences in Kokapet that totaled over 0.84 million square feet (msf) and were valued at over Rs 1,000 crore.
Since the project’s inception in January 2025, the firm has sold more than 300 residences. One of Hyderabad’s most popular residential and business districts is Kokapet. The region provides access to HITEC City, the financial center of Gachibowli, and the Outer Ring Road.
The project’s projected booking value was previously Rs 1,300 crore, according to the business. The saleable area of the project is approximately 1.2 msf. It provides high-end residential units with three and four bedrooms.
Gaurav Pandey, managing director and chief executive officer of Godrej Properties, said, “We are thrilled with the response to our first project in Hyderabad. This success reiterates the huge growth opportunity available to Godrej Properties in Hyderabad and the strong demand for premium residential developments in Kokapet.”
A real estate data analytics tool called Square Yards Data Intelligence also reports that 1,506 fresh sales transactions of Rs 1,869 crore were made in Kokapet in 2024.
The average price of properties sold in Kokapet in 2024 was Rs 12,585 per square foot. By 2024, the price had dropped by 1.9%. Pandey said that the business plans to start another project soon in order to increase its footprint in the city. The business had sold an additional Rs 1,000 crore worth of inventory in Pune earlier in February.
In the third quarter that ended in December 2024 (Q3 FY25), Godrej Properties’ profit attributable to equity holders climbed by 161.2 percent year over year (Y-o-Y) to Rs 162.64 crore.
However, the business saw a 4.8% drop in revenues. to Rs 5,446 crore year over year. For the sixth straight quarter, the company’s revenues exceeded Rs 5,000 crore, despite the drop. Sales increased 4.8% on a quarterly basis.
